Statement of significance:

Grand Victorian villa let down by alterations and loss of context. Quite capable of the reconstruction it deserves. Local significance.

Description

Construction years: 1890-1890
Physical description: Large Late Victorian house. Two storeys. Probably 1880's. In good condition. Some fabric replaced including verandah detail and roofing (now tiled). Most regrettable however is masonry block gateway and retaining walls. These detract badly from context. Italianate design with tower and double verandahs on eastern side (to rear). This outlook (towards the sea) now spoiled by adjoining flat building. Retains magnificent stucco work, including bracketed eaves, tower, front bay and openings generally. Lacework to verandahs probably replaced. Balcony area on western side also altered, albeit sympathetically. Site generally bare.

History

Historical notes: First appears in Sands Directory in 1890. Then known as "Budhlia" and occupied by AS Board. Later occupied by FH Leverrier.
