Statement of significance:

Good local example of a Late Victorian villa in the Italianate style. Particularly noteworthy for its elevated corner location and retention of its original curtilage. Some loss of fabric but appears capable of reconstruction. Very few good examples now survive in the Waverley Council area. Local significance.

Description

Construction years: 1890-1890
Physical description: Impressive Victorian villa on elevated corner site. Italianate style. Appears to be undergoing reconstruction (1990) with past enclosures removed. L-shaped plan with balcony/verandah extending around to Martins Avenue frontage. Bay to front projection with "Juliet" balcony above. Most original balcony and verandah detail lost. Parapet roofline. Outstanding mouldings to bay, side entry and parapet cornices. Side entry has pediment above pilastered columns and entablature. Original stone retaining wall with low, cast iron, cresting.

Historical notes: First appears in Sands Directory in 1889, known as "Barrona", possibly earlier.
