Statement of significance:

Outstanding late Victorian "boom style" mansion. Integrity good despite additions and some replacement of original fabric. One of the Waverley Council area's best surviving Victorian mansions. One of the few to retain its original grounds and setting. Conserves period Victorian garden elements and subsequent cultural planting. Part of a larger period precinct with school and church groupings. Historical interest for its change to institutional use and continuing association with the Benevolent Society. Regional significance.

Description

Construction years: 1890-1945
Physical description: Impressive Late Victorian mansion. Main (southern) façade is well preserved but sides and rear compromised by additions, including stairs off verandahs. Projecting section with feature bay is located slightly off centre. Double verandahs on either side with return to western elevation. Cast iron posts with extensive cast iron decoration. Second elaborately moulded bay faces east to Wellington Street. Outstanding stucco work includes chimneys and eaves brackets. Roof originally slate, now currugated iron. Bullnosed verandah roof. French doors on both levels. Remnant garden layout and mature trees to Victorian mansion. Elements remaining include fine sandstone entrance gate pillars and plinth wall, fine lawns, carriage loop and possibly the driveway (now of bitumen). Planting includes three Moreton Bay figs, to 15m high (canopy spread to c.30m), one tall Norfolk Island pine, to c.20m. All possibly from period c.1900-1920. Norfolk Island pine to 15m and Camphor laurel to 9m (lopped) from c. 1950. Trees, Victorian villa, and Bondi Central School opposite, create an attractive period precinct in this part of Wellington Street, an important local through street. Modern gates and wire mesh fence are unsympathetic.
Current use: Welfare Home
Former use: Residence
