Statement of significance:

A grand house on a large allotment that is reminiscent of earlier Town Houses.

Physical description: Large late Edwardian style house of unusual design . Virtually unaltered, down to garden and fence, but for partial enclosure of front verandah. Corrugated iron roof extending down over verandah. Central half gable with two small gables in front, one to each side. These gablets located above projection in front wall housing casement windows. Main door between has sidelights and fanlight. Verandah supported by brackets timber posts on small brick piers. Period timber balustrade is rare in Dubbo. Chimneys in brick and roughcast with clay pots. Original "spider" pattern masonry fence with pergola over one gate entry. Streetscape value as well as individual interest. Grand house on large allotment, reminicsent of earlier town houses. Extraordinarily elaborate roof.

[Aesthetic significance]
Good, due to private and public planting. Attractive older stlye buildings on south side, well setback with landscaped gardens. North side not as good. Houses less interesting, verges untidy and fencing inconsistent.

Period timber balustrade is rare in Dubbo.
