Statement of significance:

A quality Federation residence that makes a significant contribution to the historic fabric of the Grafton Urban conservation area. Located on the corner of Fitzroy and Clarence Streets it is visible upon entering Grafton from the bridge.

Physical description: Single storey quality federation weatherboard, with steeply pitched corrugated iron roof with bull-nose over the front and side verandah. Two elaborate tall, thin, windows with rounded arches, multicoloured glass panes and additional mouldings on the two projecting gables. Carved bargeboard, filigree ironwork under the bull-nosed verandah and dentil. Brick chimney intact. Joinery appears to be original.

Modifications and dates: 2006 new roof and replacement of fence with rendered brick piers and metal railing infills. ( pre Heritage Listing).
Re- enclosure of bullnose side verandah for additional space and addition of sympathetic car port.
Further information: A timber picket fence would be more in keeping with the dwelling and local verancular than the current fence,
