Statement of significance:

This well presented weatherboard clad Federation cottage located on the northern levee, contributes to the historic fabric of the Grafton Urban Conservation Area. It is representative of its type and is likely to have an interesting history being located in the vicinity of the Grafton Co-operative Dairy factory.

Physical description: Located on the northern levee this house faces south and has views over the Clarence River. It is a small single storey weatherboard dwelling with wing to the rear. The iron roof is hipped and a bull-nosed verandah extends along the western and river side of the cottage. French doors open onto side verandah. Eastern verandah infilled. Front walls show imitation brick coursing. Joinery does not appear original . Brick chimney still intact. Some mature plantings in the riverside yard.

Historical notes: No readily available history. This cottage is worthy of further historical research as the river levee was a prime location and it is likely to be associated with a prominent person or industry. It is also on land adjacent to the former Grafton Co-Operative Dairy Company which moved to Victoria Street from Butter Factory Lane in 1903. In 1973 the Factory amalgamated with the Ulmarra Cooperative and this site was redeveloped as the Blackwood Close Estate. Council files show that in 2000 it was owned by L & K Ellem and at that time the yard contained a beautiful mature Jacaranda tree that had been voted the Champion "Jacaranda" tree for the previous 10 - 20 years. It was suggested that it should be heritage listed but Council denied that request.
