Statement of significance:

3 Bellevue Street, Kogarah is significant at a Local level for its aesthetic qualities, streetscape contribution and historic value. A substantially intact early twentieth century dwelling of considerable aesthetic merit for its good quality Federation facade detailing including detailed timber verandah, timber frame double-hung windows, decorative gable screen and timber framed window cases with double-hung sashes. Together with an early twentieth century detached brick and tile garage, the place makes a valuable contribution to the streetscape. This dwelling is a good representative example of the Federation Bungalow style in the Kogarah LGA. Integrity is somewhat compromised by later brick boundary fence, concrete roof tiles and brick verandah balustrade addition, but is still able to be conserved and contribute significantly to the Kogarah LGA.

Description

Physical description: 3 Bellevue Street is a substantially intact single-storey brick and tile Federation Bungalow style dwelling. It has a concrete tiled (non-original) hip roof with street facing gable, terra cotta ridge and hip capping, and original brick chimneys with projecting brick capitals. The street facing façade has red-brown tuck pointed brickwork and a rendered plinth. The gabled bay has an original window case with twin timber framed double-hung sashes (non-original sashes), moulded rendered sill, rendered wall panels and hood mouldings to windows, and original timber framed hood. There is an original decorative timber screen to the upper gable. The bull-nosed roofed (non-original Colorbond sheeting) front verandah has original turned posts (modified) set on a non-original brick balustrade, with ornamental timber valance. There are original tessellated verandah tiles. Front brick boundary fence is later fabric.

Integrity/Intactness: Integrity has been somewhat compromised by unsympathetic alterations including concrete roof tiles, loss of original corrugated iron sheeting to verandah, modified verandah posts and loss of original brick boundary fence but is still able to be conserved.
