Statement of significance:

9 Bowns Road, Kogarah is significant at a Local level for its aesthetic qualities, streetscape contribution and historic value. As evidence of the historical evolution of the Bayview Park Estate, 9 Bowns Road is an excellent representative example of a large early twentieth century, single-storey brick dwelling displaying excellent Federation Bungalow stylistic influence. The place is substantially intact with numerous original details which contribute to its aesthetic appeal including large roof planes, deep L-shaped verandah, bay windows, bulls eye verandah window with original lead light glass displaying native flora and fauna motifs, shingled gable ends, roughcast walling, masonry verandah piers, tuck pointed brickwork and original brick fence. The place has a recent sympathetic single-storey addition and garage. Located on a corner site, 9 Bowns Road has extensive streetscape value and predominance in the locality.

Physical description: 9 Bowns Road is a substantially intact brick and tile early twentieth century Federation Bungalow style dwelling located on a prominent corner site. Displaying symmetrical massing, the place has a large terra cotta tiled original hip and gable roof with rough cast finish to the chimneys and exposed rafter eaves. Street facing elevations are symmetrical, each with gabled bays, tuck pointed brickwork and rock faced sandstone base courses. There is a prominent wrap-around verandah, with original square shaped stop chamfered timber posts set on sandstone bases, robust timber brackets, and timber valance with plain vertical balusters. There are original tessellated verandah tiles with marble borders. The original entrance door case comprises a timber framed high-waisted door leaf, sidelights and fanlights. The projecting gables have original timber shingles to the apex of the gables, bay windows with original timber framed casement sashes, bullnose brick sills, and large awning-like hoods clad with timber shingles. There is an original brick front boundary fence with piers and low brick panels capped with brick dentils and brick on edge bull-nosed capping. There is a sympathetic single-storey addition and garage facing Bowns Road. Front garden has a large mid twentieth century Norfolk Island Pine.

Located on a prominent corner site, the substantially intact early twentieth century dwelling is notable for its excellent Federation Bungalow stylistic qualities and high quality contribution to the streetscape. Later addition, garage and brick fence are sympathetic with the aesthetic qualities of the place.

An excellent representative example of a early twentieth century dwelling displaying Federation Bungalow stylistic influence of comparatively high quality in the Kogarah LGA.
Integrity/Intactness: Original fabric is substantially intact externally. Late twentieth century addition and garage facing Bowns Road does not unduly diminish the setting or aesthetic qualities of the place.
