Statement of significance:

SIGNIFICANCE - 1993: A good-looking and substantially intact example of a Federation Bungalow, with characteristic local detailing.
This large house in a prominent position is the only house of its size and quality in Boolaroo.
It is somewhat similar to the typical lakeside holiday cottages of Speers Point, but is more likely to have been built as the permanent home of a well-off Boolaroo family.

Physical description: PHYSICAL CHARACTERISTICS - 1993:
Architectural Style: Late Federation Bungalow
Materials: Frame - timber on brick sub-floor
Roof - hipped & gabled, glazed terracotta Roman tiles
Walls/Cladding - Rebated weatherboards, brick verandah balustrade
Windows - DH with coloured lead-lights
Floors - not seen
Interior - not seen
Large hipped roof has projecting gabled wings on south & west & large verandah joining the wings. Verandah has high brick balustrade, stuccoed coping,
SW corner gablet over tiled front steps, cathedral glass lead-light panels in south end of verandah, projecting bays under south & west gables with pretty coloured lead-lights in bay windows, stucco name plate with raised lettering on west balustrade.
House is unusually large for its local area.
It has an elevated position with a wide outlook.
Modifications and dates: glazed terracotta Roman roof tiles are not original

Historical notes: HISTORICAL NOTES: First occupants not known, but the house has the appearance of the home of a works manager or owner of a substantial business, or a professional person.
One former owner was said to be a Ms Westbrook, the local piano & singing teacher.
