Statement of significance:

SIGNIFICANCE - 1993: "Burnbrae" possibly has historic significance connected with its early owners, but this has not been investigated.
The house has many of the attributes of the traditional Federation Queen Anne style, applied to a rambling collection of hipped & gable roofed wings.
The modern roof cladding is unsympathetic.
This & alterations to windows etc. detract from the architectural significance of the house but do not destroy it.
The house probably started life as a holiday house, and so contributes to Toronto's history as a traditional holiday destination.

Description

Physical description: PHYSICAL CHARACTERISTICS - 1993:
Location: between the north-east corner of Bay Street & the Lake
Architectural Style: Victorian/Federation Queen Anne
Materials: Frame - timber
Roof - Complex roof with steep pitched double gables & hips, cement tiles.
Walls/Cladding - Shiplap weatherboards on the side,
rebated "ashlar" pattern weatherboards in front
Windows - dh, casement, French doors & modern sashes
Floors - ?
Interior - ?
Large single storey weatherboard house, with twin gable roofs at the rear (west) joined by a cross hip roof at the east end.
The east also has a gable roof over a side room set forward of the verandah, which extends along the east and south sides.
The roof is clad in modern cement tiles.
Verandah roof is supported by cast-iron posts and has cast lace frieze at top, and cast lace balustrade (which looks partly original, possibly part reproduction).
Windows are timber casements, some with louvre shutters.
Recently renovated.
Modifications and dates: Built as a single house, said to have been converted to flats, and now restored to a single house.
New roof cladding, guttering & fences.
Possibly new verandah balustrade panels and window shutters.
Current use: 1993: domestic residence

History

Historical notes: HISTORICAL NOTES - 1993: Built as a gentleman's residence or holiday home, probably circa 1910-1920.
Verbal information states that the original or early owner was Hutchinson, and that it was later run as a guest house and/or converted to 3 flats.
The present owners have renovated the house and returned it to being a single dwelling.
