Statement of significance:

Although this house retains some of its original form, it has been heavily modified by changes to roofing, extensions, removal of the orginal bullnose verandah and timber posts and timber windows, resulting in a substanital loss of orignal fabric A mature garden enhances its setting and contributes to the River Street streetscape.

Physical description: A house with many alterations over its life. Late Victorian style house with hipped roof and Italianate details to arch topped French doors etc. Projecting wing and splayed bay window to right has federation detailing in window style and surrounds. Cast verandah columns and frieze are not original and replaced an earlier bullnose verandah with timber posts. A decramastic roof and perforated box guttering replace original iron roof and lack the latter's delicacy. Almost concealed from street by heavy landscaping creating nice seclusion. Unsympathetic addition to the side hidden by mature garden. Modern galvanised wire fence with possible original gate.

Modifications and dates: Numerous modifications and additions to both the side and rear, roofing, verandah, and removal of timber windows.
Further information: Although it is not pure in style and has a number of modifications made to it, it retains period charm. However removal of the mature garden would reveal unsympathetic additions, so the garden is very important to this residence.

This residence is contributory for some of it's remnant form, but it's details have been hevaily modified. The mature garden contributes to River Street stretscape.

Recommended management:

The replacement of the front fence with one more in keeping with the period of this house would greatly enhance its presentation. The mature garden conceals many of the unsympathetic additions to this house.
