Statement of significance:

The house at 25 O'Connell Street is of significance for Parramatta and the State of NSW for historical and aesthetic reasons, and as a representative example of Victorian Italianate Villas in the area. The house makes a major contribution to the townscape.

Construction years: 1895-
Physical description: Italianate two-storey villa of mottled brown brickwork in Flemish bond with faceted bays in contrasting red brick and sandstone trim. Gabled and hipped roof is tiled in terracotta, has exposed rafters and rams horns. Return verandah is two storey, extending from main hip on two sides, with geometrical coloured tile paving on ground floor and has cast iron posts and cast iron lace balustrade in decorative ladder design. Roof construction with projecting gables to two elevations and broken back hip roof. Gables have Art Deco timber strapwork above faceted bays in each gable, with sandstone string line below a crenelated parapet with sandstone coping. Stepped red moulded brick cornice and string line on brick chimneys. Windows have sandstone corniced sills. Exterior doors: French glazed doors to both floors, with frosted glazed transom light over doors on the ground floor. Front door has transom light with "Avondale" etched into glazing, above a timber four panelled door with two upper panels glazed. Fence is aluminium spearhead palisade.
