Statement of significance:

The house at 74 The Avenue, Granville is of significance for the local area for historical and aesthetic reasons and as a representative example of quality Federation Arts and Crafts houses in the area. The house, built c. 1915, is readily identifiable as part of the finest historic building stock of the area and strongly contributes to its character. The house is additionally significant as the house of Howard Patten, a known local grocer of the Federation period Granville.

Description

Construction years: 1915-
Physical description: Single storey Federation residence with tuck-pointed red brick facades and gablet roof clad in Marseilles tiles with decorative ridge capping. Roof construction includes a projecting gable to both street frontages. Return verandah with hip corner and terracotta tiled skillion roof extends from main roof. Verandah has paired timber posts set on brick piers, a curved balustrade with rendered coping, decoration of incised tulip design in curved timber brackets, and floor and steps of Pebblecrete. Casement windows with coloured panes have dark brown bullnose brick arches above, rendered corniced sills and open-scroll design under sills, and timber ladder brackets with skillion metal roof to windows beneath projecting gables. Other features include two tall spatterdash chimneys with brick steps and dentils below with Chinese lantern, and metal spatterdash in each gable with painted timber strap work. Front door has transom- and half-sidelight with leadlight decoration, timber five panelled door leaf with three glazed panels above lock rail and thee vertical timber panels below. Fence is tall timber acorn picket, set on brick foundation, with matching gate with gabled slate roof. Additions include a skillion brick extension at rear.

Historical notes: Land bought 1911 by Howard Llewellyn Patten, grocer of Granville. Mortgaged in February 1912 to erect this building. Patten conducted a large retail business in Granville.
