Statement of significance:

This dwelling is significant as part of the original Alphington Park Estate subdivision of 1878 and as part of a streetscape of identical high quality Federation style houses with intact Marseille tile roofs, timber and window bracket details and rough cast gable and chimney details.

Construction years: 1920-1920
Physical description: A Federation-style brick house with Marseilles tile roof, rough cast gable details, carved timber veranda and window bracket details, and late window canopy and roughcast and brick stepped chimney details. The dwelling is reasonably intact with original Marseille tile roof, timber details, chimney and chimney pots and original timber window and doors. The walls have been rendered.

Historical notes: In 1822 James Chandler, merchant purchased 100 acres adjoining Hannah Laycocks "Kings Grove". On 19th October 1831 Governor Brisbane granted Chandler a further 1300 acres as well as 4 convicts and stores with which to develop his land. Chandler selected a heavily timbered ridge adjoining his existing holding. This grant now encompasses the suburbs of Bexley, Bexley North, Kogarah and part of Rockdale.
Chandler found it difficult to develop or to sell of the property. Finally in 1836 the whole estate was sold to Charles Tompson from Windsor. Tompson also tried to subdivide and sell but without success. The new road to Illawarra which provided much needed access to the estate was opened in 1844 provided hope but was then undermined by the 1840's depression.
During the 1840s the area was exploited by timber getters who cleared the forests of Iron Bark, Blue Gum, Spotted Gum, Red Gum, Bloodwood and Turpentine.
The estate was sold in 1850 to Charles James Tindell a South Coast grazier. Tindell then undertook the first subdivision into smaller lots. (Rathbone 1980)
The land on which this dwelling is built is located within the Alphington Park Estate subdivision which was created in 1878.

This dwelling is aesthetically significant as part of a consistent streetscape of 1920's Federation style dwellings which have identical Marseille tile roofs and gable treatment and timber veranda brackets.

This dwelling forms part of a rare example of an intact streetscape of Federation style Bungalows with identical timber veranda and brackets details, Marseilles tile roofs and chimney details.
Integrity/Intactness: dwelling is relatively intact.
