Statement of significance:

The Federation house has high aesthetic significance as it occupies a prominent corner location opposite Seaforth Park and is designed to address both street frontages. The house is historically significant as evidence of the early development of the Ocean View Estate. The building is an excellent representative example of a corner Federation house in Rockdale.

Description

Physical description: A distinctive single storey brick Federation style dwelling with wrap around veranda and patterned slate roof. The building has a hipped roof which has two front facing gables each addressing each street frontage with the corner wrapping veranda between them. An architectural feature acknowledges its corner position and the park opposite with the addition of a gablet over the corner of the veranda roof. The corner of the house has been chamfered under the veranda aligning with the gablet to emphasise the orientation towards the park. The property retains its original brick fence and the house all its original external detailing. The brick walls are two tone brick with the darker colour defining quoins and string courses.
The dwelling defines an important corner opposite Seaforth Park.

History

Historical notes: The subject property is part of 1200 acres granted by Governor Brisbane to merchant James Chandler in 1831. The land was auctioned as part of the Ocean View Estate in 1883. The date of construction and early occupants are unknown, although it was likely built between 1910 and 1920. E W Patrick, builder, may have been responsible for the house’s construction as he was resident there in 1930. The occupant in 1920 was Alfred E Johnstone (Sands Directory).
