Statement of significance:

The site was originally part of the Point Piper Estate. The building known as Huntington at 12 Victoria Avenue, Woollahra, was constructed in 1896 for Richard Henry Fancourt. The building replaced an earlier house named Fortitude House c 1879 which was constructed by Fancourt's father Thomas Fancourt, clerk at H. M. Customs. The building has historic and social significance for its long association with the Fancourt family. The building has aesthetic significance for the relative intactness of the external facades and for the quality of the detailing. It also has significance for the contribution it makes to the character of the immediate area.

Physical description: A two storey end terrace in the Federation Filigree style. Rendered masonry parapet with classical detailing, stucco motif to central pediment. Walls are rendered masonry, lined to imitate stonework. A two storey verandah to the front wraps around the northern side. The verandah features cast iron columns, lace balustrade, frieze and brackets. The roof is bullnosed with corrugated iron cladding, exposed underneath. Timber floor boards at first floor level are painted underneath, modern tiled porch at ground level. There is a creeper growing up the front of the verandah. Windows are generally timber framed double hung, are full height and have full arched heads. There is an arched stucco label mould to all openings and similar string course at impost level to both ground and first floor level. The main entrance at ground level has a solid timber door, and stained glass top and side lights. A brass plaque beside the door has the name 'Huntington.' Three steps up to the door have marble treads and decorative tile risers. There is a tiled courtyard to the front, with border plantings. A double cast iron palisade fence to the street has a curved rendered masonry base. Cast iron gateposts are stamped with 'G. Fletcher & Son. Oxford Street, Waverley.' Style: Federation Filigree External Materials: Rendered masonry walls, lined to imitate stonework. Rendered stucco label moulds and string courses. Generally full height timber framed windows with full arched heads. Double point cast iron palisade fence and gateposts to street. Internal Materials: Unseen

Historical notes: Part of the West Woollahra district, bounded by Jersey Road, Oxford Street-Wallis Street and Edgecliffe Road, and characterised by the mixture of land uses, building forms and styles. Originally part of the Point Piper Estate, it would appear that Thomas Fancourt, clerk at H. M. Customs, was the first to occupy the site from 1861. The subject site is recorded on Eliza Street until the turn of the century. Site of the former Fortitude House, built c.1879 for Thomas Fancourt. Fancourt was also responsible for the adjacent Blenheim and Isleworth houses, occupied by sons Thomas Marshall and Richard Henry respectively. Fortitude House was demolished sometime after Fancourt's death in 1894, and the site passed to the youngest son Richard Henry. Huntingdon is noted in the 1896 ratebooks as 'house in erection,' for Richard Henry. In 1897 ownership of the completed Huntingdon passed to Mrs. Eliza J. Fancourt, and after her death c.1912 into her estate. In 1932 a Mrs. M. Broadstock purchased the property.

Recommended management:

A Heritage Report required prior to any proposals for new work. As the facades of the building have remained relatively intact, there should be no proposals allowed which alter the external envelope or materials. All proposals for new work should consider the retention of all original or early fabric and detailing both externally and internally. There should be no painting of stonework or materials which did not originally have a paint finish. Window and door openings should not be enlarged or filled in, and the form and massing of the building should not be compromised by alterations to the roofline.
