Statement of significance:

The building at 11 Mona Road, Darling Point is significant as part of a fine and largely intact group of Victorian Filligree terrace houses. The group have aesthetic significance for their fine detailing and largely intact cast iron lace work, the integrity of the group generally and for their contribution to the character of the immediate area. The building at 11 Mona Road is closely related in style and detailing to the other buildings in the group and to a similar group at Nos.2-12 Mona Road, Darling Point. The building along with the adjoining buildings in the Mona Road group have some social significance as part of the development of the area in the early years of the 20th. century. The group appears to have little historic or scientific significance.

Physical description: One of a group of three terrace houses in the federation Filigree Style. External and party walls are red face brick. Roughcut sandstone base, ashlar line, new cement jointing. Gable roof, slate, with brick parapet ends. No.'s 9 and 11 share small central gable. Timber board lining to gable end, rafters pierce through the lining. The brick party wall extends through gable. Party walls have classical style detailing at first floor and roof level. Concrete stairs lead up to concrete verandah and timber entrance door. Steps have decorative glazed tile risers. Two storey verandah to the front has cast iron lace balustrade, frieze and brackets. Ground floor balustrade appears more recent than the first. The verandah has timber floor boards to first floor, undersides exposed and painted, and a painted pressed metal ceiling to first floor. Openings have segmental arches, windows are timber double hung. Ground level has timber door with top light, and a pair of windows with decorative sills to the side. First floor has central multi-paned french doors, and a window either side. Double point palisade fence to the street. Style: Victorian Filigree External Materials: External brick walls and party walls, rough cut sandstone base, ashlar line. Slate roof. Two storey verandah, cast iron lace balustrades, freizes and brackets. Double pointed palisade fence. Internal Materials: Unseen. Three brick terraces in the Victorian Filligree style.

Group is generally in good condition, well maintained. Minor cracking to the cement jointing of sandstone base.

Modifications and dates: No.'s 11 and 15a were altered c.1960's, and no. 9 in 1993. A brick veneer addition consisting of new kitchen was added to the rear of no. 9 in 1993. In 1962 new windows and frames were added to no. 11. A two storey addition was added to the rear of no. 15a in 1960.

Historical notes: Site formed part of land originally granted to James Dunlop in 1835. John H. Rowe, builder of Paddington, acquired the land in 1904. No'.s 9, 11 and 15a first appear in council's ratebooks for 1908-9 as vacant land. It would appear this group were built for Rowe c.1909, as the first reference to the terraces is in the 1909 ratebooks, under the estate of the late John H. Rowe. The terraces are listed with the following names, no. 9 as Whiteville, no. 11 as Redruth, and no. 15a as Memagong. Ownwership of the group passed to a consortium of William Andrews, Sullivan E. Manning, and James White in 1906, and then to retired storekeeper Solomon D. Oppenheim in 1922. The 1922 ratebooks records Oppenheim in occupation of no. 9, and Elizabeth and James Henderson of no. 11, and May Milewsky of no. 15a. Later in 1922 no.'s 11 and 15a were sold separately to Henderson and Milewsky respectively. No.'s 9 and 11 are presently still private residences, no. 15a operates as a boarding house.

Recommended management:

A Heritage Report required prior to any proposals which would adversely impact on the form, composition or materials of the buildings. All cement and cast iron detailing on the buildings to be retained. Scale, form and composition of the buildings not to be compromised by additions or modifications, and window and door openings not to be enlarged or filled in. There should be no additions which rise above the roofline at the front.
