What is the proposed lease?
Fort Denison Dining Pty Ltd (ACN 624 139 500) has an existing agreement for lease, granted in 2018, to establish a restaurant at Fort Denison in Sydney Harbour National Park. The proposed grant of lease seeks to vary these existing arrangements by enabling increased investment in the premises by Fort Denison Dining and providing a commensurate increase in the lease term.
The lease and licence areas under the proposed varied lease arrangements remain unchanged and comprise:
- Fort Denison island (lease area)
- Fort Denison wharf (licence area).
As with the existing lease arrangements, the varied lease arrangements provide for refurbishment works to Fort Denison, including the establishment of dining pavilions on the forecourt area of Fort Denison which are sympathetic to the heritage fabric of the premises. All works are required to be consistent with environmental and heritage requirements.
After works are complete, the lease arrangements permit the operation of a licensed cafe, restaurant, function venue and interpretive tours.
The total term of the proposed lease variation is 40 years, comprising:
- an initial term of 5 years
- three 10-year options
- one 5-year option.
