Review of Environmental Factors

The National Parks and Wildlife Service (NPWS) received a proposal from Gap Bluff Hospitality to upgrade and adapt six properties in the Watsons Bay, Camp Cove and Green Point area of Sydney Harbour National Park. The proposal was received in response to a 2013 Expression of Interest.

The properties are:

  • Armoury, Officers Mess and Gap Cottage, in the Gap Bluff Centre, Watson Bay
  • 33 Cliff Street and Constables Cottage in Camp Cove
  • Green Point Cottage, Green Point.

The properties are proposed to be used for function centre, accommodation and dining.

In order to consider the impact of the proposal and in accordance with requirements under legislation and policy, NPWS requested Gap Bluff Hospitality to prepare and put on public exhibition a Review of Environmental Factors (REF). The REF was exhibited from August until November 2015.

The exhibited REF considered the potential environmental impacts associated with the proposal, to meet the requirements of Part 5 of the Environmental Planning and Assessment Act 1979. The REF and an accompanying Sustainability Assessment were prepared by the proponent in accordance with guidelines published by the Office of Environment and Heritage.

Gap Bluff Hospitality has been requested to consider issues from the public submissions and to prepare a revised proposal and REF. These will be placed on public exhibition later this year.
